One problem that can occur in the foundation of a home is a cracked concrete slab. There are a few common signs of a cracked slab. There may be issues with your flooring, such as unevenness, cracked tiling, linoleum that has warped, or dome-shapes in the floor.
There also may be exterior cracks, either in the stucco or foundation. Another indicator is that doors will fail to close properly. Finally, you may see cracks in the interior sheetrock of the home.
There are many possible factors causing a cracked slab. First, soil expansion can occur due to either too little or too much water in the area, causing a slab to crack. A cracked slab could also be the result of poor construction, inferior quality of concrete, significant movement of the soil due to either contraction or expansion, or a combination of factors.
Slab Repair Methods
Helical Slab Piers
Intech Anchoring Installers use the same Helical technology for concrete slabs that is used to stabilize and lift a foundation back into place.
First, small holes are cored into the concrete slab at proper intervals. The Helical anchor is driven into the soil until the required depth is met. The main difference when using slab piers is the bracket that attaches to your home, or in this instance to the concrete slab.
Once the Helical anchor is driven deep into stable soil, a steel bracket is inserted into the cored hole, below the slab. The weight of the concrete slab is transferred onto the Helical piers and the concrete floor can be raised back to its original position.
Often times, a grout combination (similar to that of mudjacking) will be inserted below the slab to fill the void and help prevent further settling and movement.
While cracked slab repair can be costly, it is often more economical in the long run. A cracked slab that is left untreated can cause serious damage over time.
Carbon Fiber Floor Stitching System
Intech Anchoring Certified Installers also utilize a combination of the Carbon Fiber System alongside epoxy injections to repair cracks within your floors. Both materials provide a waterproof seal and prevent the possibility of further deterioration and damage to your foundation.
Our carbon fiber and epoxy injection systems are cost effective as well as minimally invasive. Furthermore, epoxy injections will add overall strength to the foundation of your structure that lasts over time. The floor cracks are “stitched” with Carbon Fiber straps to stop any further movement. The Carbon Fiber straps never corrode and are lighter and stronger than steel dowels.
After debris is removed and the floor surface is prepared, 3-foot slits are cut across the crack every 2 feet. Carbon Fiber straps are inserted and then filled with structural epoxy to seal the repair.
